A Guide for Re-entryat Park Avenue Tower

We know that wellness in the workplace is paramount to you at this time and that our environments need to be safe, adaptable and easy to access.

Our commitment to collaboration

This plan aims to address your needs and provide support during this time. The content was based on guidance from the Centers for Disease Control and Prevention (CDC) and the New York Governor's office. The plan was also informed by your input to our recent email survey – your time and thoughtful answers are greatly appreciated. We are here to support you at every step of your reentry to the workplace, and we will continue to share information and updates.

Our commitment to community

Ensuring the safety and well-being of all Park Avenue Tower occupants will remain a top priority for us. We have been conducting enhanced cleanings and have placed additional hand sanitizing stations throughout the building. In addition, we have provided regular, proactive tenant communications to keep you informed of this rapidly evolving situation. As you return to work, you will notice various signs reminding occupants to maintain social distancing and to wear recommended face coverings while in the building.

Our commitment to convenience

We will continue to offer regular building communications and virtual health and wellness programs for tenants working remotely.

To provide a space where customers can thrive while staying safe, we have also made adjustments to our common areas including changes to layouts and furniture. We’ve removed common area seating and tables in the plaza until further notice and provided various hand sanitizing stations in the lobby to ensure our spaces facilitate social distancing needs and proper sanitation, while allowing for collaboration and community.

Park Ave Tower has implemented the following common work reentry measures.

Mask Requirement

All building occupants are required to wear a face covering while in common areas of the building (including lobbies, elevators, elevator banks and common restrooms) consistent with the directive from the CDC and New York State. Please see the links below for more details:

An exception may be made where a face covering would inhibit an individual’s health.

Path of Travel

To manage the flow of traffic, employees and visitors will continue to enter through our main entrance on 55th Street with one-way travel paths. The 56th street will be the exit for employees and visitors. Please follow the traffic pattern as directed by the signage within the building. 

Lobby and Plaza

In accordance with CDC recommendations, all persons should practice social distancing while on the property. All tables and chairs within the plaza will be removed until further notice. Security will monitor plaza and lobby activity for social distancing practices.


Security guards will assist in the lobby elevator banks to coordinate elevators for visitors and tenants. Please adhere to social distancing when waiting for elevator access and limit occupancy to four people at a time when using the elevators. As previously mentioned, face coverings must be worn while in common areas of the building (including lobbies, elevators, elevator banks and common restrooms) and this is especially important where a six-foot social distance is limited, such as inside elevator cars. An exception may be made for individuals who cannot medically tolerate a face covering.

Loading Dock and Service Elevator

The loading dock entrance will only be used by contractors, vendors and messengers who will be screened at the loading dock. All messengers will drop-off or pick-up at the mailroom located in the loading area. Building personnel will continue to deliver or pick-up tenant mail/packages from the messenger center. The bike room is also located in the loading dock area. Tenant employees can utilize the loading dock ramp to access the bike room which has an access control card key. Employee must receive authorization from property management in order to utilize the bike room. Markers will be installed to designate social distancing in loading areas. Freight elevators are secure, and access is managed through the security personnel stationed at the loading dock except for preapproved deliveries with access such as Fed Ex and UPS.


Until further notice, the building amenities center “The Club” will remain closed until further notice. This includes the conference spaces, lounge areas and fitness center. The Café will remain open for breakfast and lunch.  The Café will be delivering personal and food catering to tenants. 


Various signage will be posted throughout the building to promote safe practices for our community. Please familiarize yourself with all building signage and adhere to practices as specified.


Visitors will check in at the lobby desk and be assisted at the mid-rise or high-rise elevator lobby. We ask tenants to limit visits and to pre-register all
visitors. Unregistered visitors will be asked step to a west wall or the plaza to contact a tenant to register them. Tenants will be notified a visitor is en route via email only. Protective shields will be installed at visitor check-in to physically separate building security staff from visitors. Visitors are required to wear a face covering while in common areas of the building (including lobbies, elevators, elevator banks and common restrooms) and are expected to follow social distancing guidelines while in the building.  Please instruct your employees and visitors not to enter the building if they have been personally directed to remain quarantined, have a cough, fever, shortness of breath or difficulty breathing, chills, muscle pain, sore throat or new loss of taste or smell, or have traveled recently outside the U.S.

Enhanced Cleaning

We will continue working closely with our cleaning service providers and contractors to ensure that they’re following CDC guidance.

If tenants would like to take additional preventative actions, our facilities cleaning service provider is available to provide tenant-specific cleaning. This cleaning would be coordinated between the service provider and tenant and would be a charge back to the tenant.


Our staff has continued to implement building engineering protocols throughout the local stay-at-home order. This includes daily flushing of our mechanical systems, as well as running faucets in both bathrooms and tenant pantries. We have also run fixtures and flushed drinking fountains in common areas and sinks. Before returning to the office, we recommend tenants also assess the need to flush or drain any containers or appliances with water located in their individual spaces.

Please carefully review CDC and other state and local mandates and guidance applicable to your operations and employees as part of your back to work preparedness. Specifically, before you elect to occupy your office, please review the Governor’s four-phase plan to Reopen New York, which can be found here: 

Before you elect to occupy your office please review New York’s Office-Based Work Guidelines to ensure your employees are adhering to these standards. For example:

  • Any time workers or visitors must come within six feet of another person, acceptable face coverings must be worn (ensuring that the mouth and nose are covered).

  • Limit in-person gatherings as much as possible and use tele- or video-conferencing whenever possible.

  • Shared workstations must be cleaned and disinfected between users.

  • In Phase II, limit the total number of occupants at any given time to no more than 50% of the maximum occupancy for a particular area as set by the certificate of occupancy.
